The Project
Our talented team were appointed to deliver the high-end CAT ‘B’ fit-out to form a 63,000 sq ft UK headquarters at 22 Bishopsgate, a people-led smart building, designed to meet the changing needs of the modern occupier. As the first contractor to carry out a CAT ‘B’ fit-out in this iconic building, we transformed AXA IM’s vision into reality by creating a standout open-plan workplace with spaces tailored for collaboration, productivity, and comfort.
The fit-out included reception areas, open-plan workspaces, private offices, trading desks, meeting and conference rooms, kitchen and tea points, and comms/data facilities.
Our work also included extensive M&E modifications, such as ductwork, heating, cooling, fresh air systems, and smart technologies, alongside feature lighting and security enhancements. Bespoke joinery, including a contemporary reception desk, folding walls, and banquette seating, elevated the workspace, while modern catering equipment, new floor finishes, and dedicated breakout areas added functionality and style.
Through a fast-track programme, we successfully delivered a seamless project, creating an exceptional working environment for AXA IM in the heart of The City.
Managing Logistics
Operating in the busy 22 Bishopsgate, with multiple fit outs being carried out simultaneously, required meticulous planning to manage deliveries and waste removals effectively. We appointed a dedicated Logistics Manager to coordinate all incoming and outgoing deliveries, ensuring just-in-time scheduling to avoid delays and maintain efficiency. This approach eliminated disruption, streamlined site operations, and supported the fast-track programme.
High-Quality Design Integration
Achieving the client’s high-specification vision within a fast-paced schedule required exceptional coordination across all design elements. Our dedicated Design Management team worked closely with consultants and our trusted supply chain partners to ensure design information flowed seamlessly throughout the project. This collaboration ensured the successful delivery of bespoke elements like banquette seating, feature lighting, and smart technologies, resulting in a space that exceeded AXA IM’s expectations.
