Renovating a building within a busy area to boost tenant offerings for a private developer. We were appointed to enhance the current building and offer three new duplex apartments.

Our client, Hark Design & Development Ltd are a private property company who entrusted us to deliver blissful spaces for potential tenants.

The Project

We commenced the demolition and reconstruction of the existing top two floors which then offered three new inviting duplex apartments over floors three to six. In addition, a full refurbishment to the residential reception, the lifts and the basement plant room took place within the live, working building.

Works comprised of essential storage upgrade, modern WCs and showers, a welcome reception area, friendly communal areas, kitchens, living rooms, bedrooms, and terraces. Works to roof to accommodate essential additional plant, acoustic treatment, a new roof structure and roof coverings.

Occupied Area

With the building being live in a commercial capacity, scheduling the noisy, usually disruptive works was a key challenge.

Business As Usual

Out of hours working was safely managed to ensure business as usual continued throughout the commercial office space.

Extensive External Works

In terms of the vacated residential areas, the scaffolding required to support the fifth and sixth floor demolition works would incorporate monoflex coverings to confine dust and waste to the site boundaries.

Clear Communication

The communal areas had notices displayed throughout with our contact details on to advise building occupants on how the works were proceeding. Regular meetings took place with all stakeholders to manage expectations.
