Our longstanding client, Great Portland Estates, are a British property development and investment company who unlock the potential of London’s property market by investing in and developing central London real estate. They awarded us continuous projects within City Tower due to the successful completion of the first phase.
The building is a 20-storey office space in Moorgate which required a roll out fit out scheme of the floors throughout the building.

The Project
Thanks to our team proficiency, we have been awarded over 11 floors to fit out to a CAT ‘A’ and CAT ‘B’ specification over the last 4 years.
We stripped out various offices of existing services and partitions back to shell and core, before carrying out minor structural alterations and then completing suitable CAT ‘A’ or ‘B’ projects.
Business As Usual
A key challenge was that the building was fully operational and occupied for the duration of the project. Due to the construction of reinforced concrete frame, any noise resonates through the entire building. This led to the vast majority of construction work being completed out of hours.
Smarter Logistics
The logistics of getting material in and out was a challenge, there was only a very small goods lift which meant the removal and delivery of material had to be carefully planned, but also to ensure the fully operational building was not impacted by the loss of the goods lift. There was the issue of noise being created from the demolition and installation which was overcome by completed the tasks out of hours.
Community Cohesion
Great Portland Estates boast excellent neighbour relations, and this was something that was key to maintain. We achieved this by being in regular contact with the building manager. We needed to ensure that there was a safe fire route at all times of the project. This was achieved by the use of adequate signage, as well as our logistics plan being circulated to current tenants via the building manager prior to any works commencing.
