Situated in the heart of Singapore’s central business district is Marina Bay Financial Centre (MBFC), a collection of three imposing skyscrapers offering breathtaking views of the city skyline. In the fortunate position of enjoying everything this location brings are the development and project management team for Marina Bay Sands. So, when this leading business, leisure and entertainment group acquired the 16th floor of Tower 1, they needed a partner that could redevelop the space in two phases and bring their new office vision to life.

The Project

With our extensive experience of converting spaces, we took  an existing CAT B office space, requiring extensive demolition and strip out works, and transformed it into a sleek, modern, and stylised office space for Marina Bay Sands.

The fit out of the 23,000 sq ft space, was required in two stages, with the first 50% to be handed over for early occupation, and the remaining area to be fitted out as part of phase 2 works. Achieving this phased format of delivery, while also ensuring that building occupants experienced no disruption, required extensive planning and out-of-hours working.

Our team worked closely with the Marina Bay Sands design team to ensure that they saw their vision emerge the way they wanted it to. Full coordination between architectural design and the mechanical and electrical services that we led on guaranteed a seamless service and flawless results.

Stakeholder Coordination

The occupied nature of this building in a busy central location required close liaison with the landlord and building management team. From permits for development, to bookings for vertical transport and the vetting of mechanical and electrical design, we coordinated all aspects of the base build services.

Minimal Disruption

Phased completion of 50% of the project floor area, with the remainder completed whilst the client was in occupation of Phase 1.
