Delivered for DWS, one of the world’s leading asset managers, the transformation of 15 Fitzroy Street involved the meticulous refurbishment of a prominent commercial office building in the heart of London. The project delivered high-spec CAT ‘B’ fit out to the common areas, MEP services upgrades, smart infrastructure upgrades, a high-quality CAT ‘A’ fit out, and enhanced amenities, all while navigating a logistically complex and highly constrained central London site.

The Project

Our team delivered a full commercial refurbishment across multiple sections of 13–17 Fitzroy Street, reimagining the building into a modern, wellness-led workplace with a strong architectural identity. The project included extensive internal reconfiguration, a full CAT ‘A’ fit out, and major MEP upgrades, while preserving and enhancing key design elements that define the building’s unique character.

The works included the creation of a new double-height reception space with a bespoke sculptural desk and cast terrazzo floor, refurbishment of all core common parts, new passenger lifts, and a striking feature stair linking the lower ground to Level 4. To increase the net lettable area and improve functionality, we extended Section B, installed new rooflights to Section C, and introduced a roof terrace to Section A; featuring planting, external seating, and a bar, all carefully set back above existing gantries.

The building’s distinctive external ventilation feature, known as The Bug, was retained and refurbished, maintaining a bold streetscape presence and linking the modernised interior to its 1970s roots. Interior finishes blend raw and refined materials, including exposed concrete soffits, handmade ceramic tiles, and bespoke joinery, complementing the flexible open-plan workspace throughout.

The scheme was designed and delivered with sustainability, health, and long-term performance at its core. Early coordination on smart building infrastructure and efficient servicing strategies supported the building in achieving NABERS 4*, WELL Gold, and BREEAM Outstanding certifications.

Smart Building & Infrastructure Upgrades

We incorporated a full shell & core MEP replacement and implemented intelligent systems planning early to align with NABERS targets, improving energy efficiency and operational insight across all floors.

Complex Logistics Coordination

With site access constrained by its location beside the BT Tower, our team used Cleveland Mews as the only viable access point. We employed a mobile crane only as needed to lift key materials such as structural steel and precast planks, ensuring minimal disruption to neighbours and maintaining compliance with strict programme timelines.

Mechanical & Electrical Enhancements

We installed two Air Handling Units (AHUs), positioned at roof and basement levels, supplying fresh air to open-plan offices and landlord areas. New VRF FCUs provided heating and cooling throughout, with a mix of retained and new ductwork. Dedicated MVHR units served key internal spaces such as meeting rooms, FM offices, and enhanced end-of-journey facilities.
