The Project
Our transformative 147,000sq ft renovation project redefined the space, delivering exceptional results across several key areas. We upgraded the existing office spaces to CAT ‘A’ standard, expanded and relocated the reception area, and enhanced all communal spaces, including restroom facilities. In the basement, we installed new cycling and shower facilities, significantly elevating the building’s amenities.
Adding a striking new balcony structure to the front façade created valuable outdoor spaces on each office floor, complete with a brise soleil system to minimise heat gain through glazed surfaces, adorned with lush greenery. At the rooftop level, cantilever beams were introduced to support this innovative balcony structure
Our project was deeply rooted in sustainability, perfectly aligning with British Land’s 2030 strategy. This marked their first major refurbishment under this initiative. To reduce the building’s carbon footprint, we upgraded all building services to run entirely on electricity, including the installation of air source heat pumps, reducing operational energy demand by over 40%. We also integrated cutting-edge Smart technologies for efficient control of building services.
Initially aiming for a BREEAM ‘Excellent’ rating, our expert team exceeded expectations by achieving a BREEAM ‘Outstanding’ certification, underscoring our commitment to excellence and sustainability.

Despite the ground floor restaurant being occupied during construction, our team's extensive experience in live environments ensured uninterrupted business operations. By providing a dedicated point of contact throughout the project, we guaranteed seamless communication and smooth, disruption-free restaurant operations.
Early Risk Review
Our unwavering commitment to our clients drives us to consistently seek solutions that exceed expectations. When it came to the M&E installation, the primary challenge was maintaining superior water quality and efficiently managing plant replacement on the roof. The preconstruction period provided us with a crucial opportunity to address these challenges proactively, ensuring optimal results from the start.
